Each stage has its own eligibility requirements.
The investor must spend at least 14 days in Brazil in each two-year period. That minimum alone is insufficient for naturalisation, whose ordinary clock runs from indefinite residence.
- Benefits
- An initial four-year residence authorisation, with an application for indefinite residence if the investment and other conditions are maintained.
- Eligibility
- An individual buying completed or qualifying under-construction urban property. Several properties can meet the threshold, but each joint applicant must meet their own investment requirement.
- Requirements
- BRL 1 million, reduced to BRL 700,000 in the North and Northeast. Supply title or registered purchase documents, authorised-bank transfer evidence and construction approvals where relevant.

Ordinarily complete four years of qualifying residence measured from indefinite-residence registration. Portuguese communication, civil capacity, criminal-record and actual-residence conditions apply. Statutory reductions must be established individually.
The ordinary nationality period does not start simply from a property purchase. The property visa’s 14 days per two years is insufficient for ordinary naturalisation.
