- Eligibility
- Eligible third-country investors. Standard minimums are €800,000 in the specified high-demand areas and €400,000 elsewhere, qualifying conversions or listed-building restorations can use the €250,000 category.
- Requirements
- Match the property to the correct location, use and size rules, standard purchases generally require one property of at least 120m². Provide title, qualifying payment, insurance and identity evidence. Short-term letting is prohibited and special restoration/conversion conditions apply.

Obtain the appropriate investor or financially independent residence permit and continue meeting its renewal conditions.

Qualifying long-term status
Establish genuine residence and the residence title required for nationality. The investor permit is renewable every five years while the qualifying investment is retained.

Greek citizenship · residence-based
The ordinary period is seven years of continuous legal residence for holders of qualifying titles, twelve years can apply to other titles. Greek-language, civic knowledge, economic and social integration and character are assessed.
Golden Visa renewal without living in Greece does not meet the actual-residence conditions for naturalisation. Review the residence-title category before relying on the seven-year period.
