A LITTLE MORE CLARITY

Questions, answered.

The application, qualifying conditions and outcome for Greece. Choose a service to see its specific answers.

How can this route lead to permanent residence and citizenship?

Residence: Obtain the appropriate investor or financially independent residence permit and continue meeting its renewal conditions. Qualifying long-term status: Establish genuine residence and the residence title required for nationality. The investor permit is renewable every five years while the qualifying investment is retained. Greek citizenship · residence-based: The ordinary period is seven years of continuous legal residence for holders of qualifying titles, twelve years can apply to other titles. Greek-language, civic knowledge, economic and social integration and character are assessed. Golden Visa renewal without living in Greece does not meet the actual-residence conditions for naturalisation. Review the residence-title category before relying on the seven-year period.

How does this application work?

Have the property checked against the applicable location, size and permitted-use category. Complete the qualifying purchase and obtain the notarial/payment evidence. Submit the investor residence file and biometrics through the competent authority, then retain the investment and observe the letting restrictions.

Last updated on
Who is eligible for this route?

Eligible third-country investors. The minimum is €800,000 in Attica, the regional units of Thessaloniki, Mykonos and Thira, and islands with more than 3,100 inhabitants under the applicable census. It is €400,000 elsewhere. Qualifying conversion or listed-building restoration cases can use the €250,000 category.

What documents and financial commitments are required?

The €400,000 and €800,000 categories require one property with at least 120m² of principal space. The special €250,000 categories do not have that 120m² minimum. Verify the property's classification, title, permitted payment method, conversion or restoration deadlines and insurance. Applicable short-term letting and subletting restrictions must be observed, conversion properties cannot be used as company headquarters or a branch.

What status or rights does this route provide?

Five-year residence with eligible family inclusion and Schengen short-stay travel, while the qualifying investment is retained, employment rights are not included.

Last updated on
What limitations should I understand?

Investor-family applications have their own relationship and dependency rules. A child admitted under these provisions who reaches 21 can apply for the statutory three-year independent permission. Later residence needs an eligible basis.
